Insurance covering personal property is not required but is recommended to protect against theft or damage. Property and building insurance is the responsibility of the landlord.

The landlord may include separate but negotiable maintenance fees. A co-operative housing society in a flat complex will often charge a monthly fee for amenities, security and maintaining the grounds.

Property tax is the sole responsibility of the landlord unless the tenant is given permission to sublet the accommodation. But tenants are expected to pay the following taxes while renting:

  • Stamp tax (for stamping and legalising the rental lease)
  • Entertainment tax (on cable or satellite television)
  • Electricity tax
  • Water tax
  • Other municipal taxes
