Renting Accommodation in Vietnam

The property rental market in Vietnam is generally open to foreigners and renting a property is common in the country. According to the 2006 Law on Residential Houses foreigners can rent a house or apartment in their own name if they have been granted permission to stay in the country for more than three consecutive months. The duration of the lease is not restricted by this law.

The Housing Law also stipulates that any property leased to foreigners in Vietnam must satisfy the following conditions:

  • The owner must have right of ownership certificates that meet the provisions of the Law on Housing
  • The property must be enclosed and separated from any others
  • The quality and safety of the property must be ensured
  • Electricity, water supply, environmental sanitation, security, and fire prevention safety standards need to be ensured
  • The property must be free of disputes over ownership and use rights
  • The property must have a specific address and be outside of state security and defence areas
