calling all gite owners

Hello everyone. We are your typical English gite owners. We have a large country house (our house that we move out of in the summer to let it) and a small one bedroom gite. These 2 properties share a swimming pool, we are in a nice village with a bar, shops etc and are about 1/2 an hour from La Rochelle. We advertise in many publications and websites and have had an ok year. An ok year is not good enough though. Although we could have let our gites out 10 times over in July and August, it is hard to fill them in March, April, May and Sept. We had 3 weeks empty in May, 2 weeks empty in June and 2 weeks empty in September. This accounts to lost earnings somewhere in the order of 30 percent, which we can ill afford. Can anyone out there tell me if this is likely to be a problem we may have every year? We are thinking about converting another barn to provide an additional gite but wonder whether it is worth the investement. Also is B&B worth doing? Any coments at all would be gratefully appreciated.   Tim

How refreshing to see a fellow gite owner telling it like it is!!  We are in the same boat....great peak season but battling to get those extra weeks.  We have close friends and also a sister in the same business so feel we have some experience to delve into. 


If you are willing to drop your prices, significantly, you will get the clients but is it worth dropping to £250 per week for a place that sleeps 6 and has exclusive pool use.  This is the situation friends of ours are in....they can afford to charge the minimum and get the clients without a hitch.  We on the other hand cannot afford to be so generous and so just try to remain optimistic.


Another thing we have found is try not to spread yourself too thinly as regards advertising...if it works, continue.....if not, don't repeat an ad.  Chez Nous has proven to be best amongst those we know.


Would suggest you keep your pennies (cents!) and not renovate too quickly.....sister has done this and finds it harder and harder to get the bookings...people want their privacy and will pay for it!


We live near Saintes and love to meet new people so if you are not too far....let me know...we could exchange stories over a Pineau.

Oh yes, you can’t live from gites unless you have a LOT. The competition is vast and withairbnb people can let things even more easily without full commitment. To live in France you need a job or a business. Nobody will tell you that of course.
